In Chicago, the first 14–21 days drive the strongest activity. Once a home hits the 30+ day mark, expect lowball offers and buyers having a stigma that “they’re desperate, let’s offer them below market value.l If a home is overpriced during that window, serious buyers move on—and price reductions later almost always lead to lower final sale prices.
2️⃣ Underestimating Presentation -
Chicago buyers compare homes block-by-block and building-by-building. Weak photos, poor staging, or listing before prep is complete means fewer showings—and less negotiating power.
3️⃣ Skipping out on prepping your home -
Did you skip out on decluttering, making the small repairs such as changing our wonky doorknobs, torn up baseboards, or the old light from the 80’s? Well, buyers these days don’t look at the “potential” a home has, they want to move in with little to no work to be done. Unless you’re thinking your home is a prime project for a GC or Developer, then you need to be making the small repairs before putting your home on the public market.

2️⃣ Professional presentation and preparing - Professional photography, listing before minor repairs are done, ignoring staging, lighting, curb appeal, in addition to leaving personal clutter and dated furniture are all reasons why your home didn’t sell the first time. A new paint job may cost $5,000-$10,000 based on square footage, but I can guarantee you, the return will be worthwhile. Buyers are more savvy than they were just within the last 10 years. Buyers are not looking for “potential” they are looking for something that talks to them when they walk in the front door.
